
1. How much notice do you need to arrange a viewing?
Viewings can be carried out at relatively short notice. However, if the property is tenanted, we need to give the tenants a minimum of 24 hours notice before we can gain access to the apartment.
2. Are you open weekends?
Yes.
3. Where do we meet?
Usually we meet all clients at the property. We can meet you at a different location if this would be more convenient.
4. What are your fees?

5. Explain to me the referencing process?
Firstly complete an application form; these will be emailed to you upon your decision to rent a property. You will undergo a credit, employment and a landlord (if appropriate) check.
6. What information do you need from me?
We need a copy of some photo identification i.e. passport or driving license and we also need a copy of a recent utility bill so we can begin to process your references. References will not processed until we have this information.
7. What if I need a guarantor?
That’s not a problem! We will also need to reference your guarantor (see above) and we need their photo ID and a utility bill. Again, references will not be processed until we have received all this information.
8. How long does referencing take?
Referencing can take anywhere from a few hours to a couple of weeks. If all you fill out all the information on the sheets correctly and produce all your documents in a timely manner, then referencing should take no longer than a few days.
9. How long are tenancy agreements?
A minimum of 6 months. Although some landlords will agree to shorter leases.
10. How do I pay rent?
Rent will come out of your account on a monthly basis via standing order. This will be set up when you sign for your property and will come out of your account 3 days before your tenancy agreement commenced.
11. What happens if I pay my rent late?
If you know you are going to be late paying your rent call Yard immediately If rent is paid more than 5 days late then you will be subject to administration charges, please consult your tenancy agreement for information regarding these charges.
12. How often does rent increase?
During your tenancy agreement the rent cannot decrease or increase. If you wish to renew your agreement, the landlord does have the right to review the rent.
13. Do I need insurance?
We would always advise that tenants take out some form of insurance. We can help you with this, just give us a call.
14. Who is responsible for the maintenance and repairs?
If your property is fully managed Yard will be responsible for resolving any maintenance issues. If you are in a let only property, please consult your tenancy agreement for your landlords details.
15. Can I keep pets?
In some properties this may be possible, but we have to consult the landlord and unfortunately in the majority of cases the answer is no.
16. What if someone else wants to move in during the tenancy agreement?
This is possible but you must let us know and we have to carry out references on the new tenant. Failure to let us know will mean that you are in breach of your tenancy agreement.
17. Can the landlord come to the property whenever he likes?
No. When you have signed the tenancy agreement we need to give you a minimum of 48 hours notice before anyone can have access to the property. Unless of course this is for maintenance when we will give you 24 hours notice.
18. What penalties will I incur should I end the tenancy agreement early?
You are responsible for the payment of rent for the term of your tenancy. If you are not sure what this is please contact us.
19. My tenancy has ended but I would like to stay, is this possible?
Yes, as long as the landlord agrees you can stay as long as you like. Let us know as soon as you have decided to stay longer and we can get all the relevant documentation sorted for you.
20. What is the deposit?
A deposit is money that the agent holds on behalf of the landlord as a security for the performance of the tenant under the tenancy agreement. Typically deposits are 1 ½ months rent.

22. How long does it take to get my deposit back at the end of the tenancy?
Providing the tenancy has been conducted in line with the tenancy agreement, your deposit will be returned to you within 30 days.
23. Where do I hand in my keys?
You should hand in your keys at the check out which will be held on the day your tenancy ends. If you cannot be present for check out, please bring your keys Yard at 2 Artist Street, Leeds, LS12 2EW
