The Letting Process

1. Register your details
Please call us or go to the register now page and send us your details and a member of our team will get back to you ASAP.

2. Search for a property
You are in the right place! Go to the search properties page to look at all of our available properties.

3. Arrange a viewing
Call us so we can arrange a convenient time for you to view your chosen properties.

4. Pay the signing fee
When you have found your ideal property you will need to pay the signing fee. This covers all the administration costs, the referencing and takes your chosen property off the market.

5. Referencing process
Firstly complete an application form; these will be emailed to you upon your decision to rent a property. You need to meet the referencing criteria:

• Be in full time employment, with no more than a 3 week gap between different employers in the last 6 months.
• Have been resident in the UK for the past 3 years.
• Be earning 2.5 times the monthly rental.

This criteria is a guideline only, if you think you may fail one of the criteria, for example been abroad for a gap year or are an overseas resident, contact the office and we will be happy to advise you further.

6. Tenancy agreement
Once the references have been completed you will be required to sign your tenancy agreement. All of the tenancy agreements are Assured Shorthold Tenancies.

7. Inventory
An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.

8. Rent & Deposit
An advance payment of one month rent is required 3 days prior to the commencement of the tenancy. You are also required to pay a deposit equivalent to 1 ½ months rent. This will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report.

9. Move in
After all of the above has been completed, you can now move into new home!

10. Inspections
Inspections of the property will be carried out by Yard on behalf of the landlord to ensure that the tenancy is being conducted in the correct manner. You will be given 48 hours notice prior to an inspection being carried out.

11. Check out
When your tenancy has ended, a check out inspection will be performed and it is here that you will hand over your keys. If you cannot be present for an inspection, please bring your keys to the office, 2 Artist Street, Leeds, LS12 2EW

12. Return of deposit
Providing your tenancy has been conducted in line with your tenancy agreement and there are no discrepancies in you inventory, your deposit will be returned to you no later than 30 days after your tenancy ends.
